DAVID L. GUY, Principal
Mr. Guy possesses a very extensive history in land and residential development, including high-level positions at The Fortress Group, as Eastern Regional President, Arvida/JMB, as President of several different regions, Arvida Homes, as President and Founder, and Arvida/Disney, as CFO.  Mr. Guy also served as Vice President of Corporate Development and Assistant to the President of Pulte Home Corporation, the largest homebuilder in the US. 

Mr. Guy has developed over fifteen master planned communities.  He has been directly involved with all aspects of development of over 37,000 acres of land and over 71,000 residential units.  In conjunction with his residential experience, he has developed over 10 million square feet of commercial space, over 5,000 apartment units and seven golf courses and clubhouse facilities. 

Prior to GS Companies, Mr. Guy was directly involved in the development of such high profile projects as Weston, Wesmere, Heathrow, The Moors, Country Walk, Lakes of the Meadows, Sawgrass Players Club and Jacksonville Golf and Country Club, among many others.  He is very experienced in Community Development Districts (including Florida’s CDD’s, Virginia’s CDA’s and South Carolina’s Special Assessment Districts), as well as other development bond financing structures.  Mr. Guy served on the board of the largest CDD in Florida, the 10,000-acre Weston Community, and is an advisor to financial institutions regarding repositioning of development districts.  Mr. Guy is the founder of GS Companies.

THOMAS W. SCOTT, Principal
Mr. Scott has over 26 years experience in the real estate development industry, including high level positions at Arvida as Vice President, Mid-Atlantic Region and Land Resources Manager at Crosland/Centex Homes.

Mr. Scott has developed over 25 master planned communities in the southeast ranging in size from 100 acres up to 1,000 acres with the majority of these developments averaging 500 acres in size. In conjunction with his residential experience, he has developed over 1,000,000 square feet of retail space and over 1,000 apartment units. Mr. Scott has development and building experience in the states of Virginia, North Carolina, South Carolina and Georgia.

DONALD E. MEARS, Jr., General Manager/V.P. GS Florida
Mr. Mears has over 35 years experience ranging the entire scope of the development cycle, including: Land acquisition, Feasibility Analysis, Land Planning and Entitlement, and Development Management.  He also has extensive geographical experience with development credits in Florida, Georgia, Texas, and California.

Since 2005, Mr. Mears has served as the General Manager/V.P. of GS Florida.  During his tenure he has acquired and entitled one of the first and largest Master Planned Communities (DRI’s) in Florida that embraces what the State considers the keystone principles of “Smart Growth”.  These principles place an emphasis on compact, walkable, mixed-use communities that provide alternate modes of transportation together with greater jobs/housing balance and higher densities.  Restoration, located in the cities of New Smyrna Beach and Edgewater will contain 8,500 residential units and 3.2 million square feet of commercial space.

Prior to managing GS Florida, Mr. Mears worked with the prestigious and nationally recognized Master Planned Developer The Arvida Company. During this tenure Mr. Mears lead the company’s Land Development and Special Project Divisions, and was directly responsible for the development of over 30 Master Planned Communities, six golf courses and associated club facilities, aquatic amenities, recreational parks, and over three million square feet of commercial space.

Mr. Mears began his career as a civil engineer in the 1970’s, and his overall experience has proved invaluable in addressing the challenges of Florida’s real estate market.
